Midas Real Estate Financing is a unique funding solution designed to meet the working capital needs of construction projects. Developed by Midas, this model provides small and medium-sized construction companies and real estate developers with the equity portion required to finance residential construction projects valued between €5–20 million.
The Midas financing model is based on our strong investor network, consisting mainly of private investors. Our solution ensures the required equity for each project. Typically, a commercial bank finances 50–60% of the project through an RS housing company loan, which significantly reduces the developer’s own capital requirement.
This financing model is targeted at residential construction projects in high-demand areas in the Helsinki metropolitan region, Pirkanmaa, and Turku.
Construction Financing Protected by the RS System – Backed by the Apartments Under Construction
Midas Real Estate Investments include collateral-based protection that makes them low-risk relative to their return level. The collateral for the investment consists of the shares of the housing company under construction. All projects and developers funded by Midas have passed the RS bank’s due diligence and approval process.
Midas-financed residential projects are typically overcapitalized, which further lowers their risk profile. This ensures that sufficient funds are always available to complete the construction.

Midas Real Estate Financing investments involve two main categories of risk — both carefully mitigated through thorough evaluation:
1) Risks Related to the Developer
- The background and financial position of the developer and project owner are thoroughly analyzed before approval.
The investment is protected through covenants defined in the investment agreement, such as mandatory reporting obligations, dividend distribution restrictions, or intervention rights if the project’s profitability or progress deviates from plan.
2) Risks Related to Property Sales
- The attractiveness and marketability of the property are assessed before financing is arranged.
- We focus on growth regions (Helsinki Metropolitan Area, Pirkanmaa, Turku Region), particularly areas with strong housing demand and consumer interest.
How to Become a Midas Real Estate Investor
- Join the Midas Investor Network. We send project details via email.
- Express Your Interest. Investors typically have about one week to decide whether to participate.
- Sign the Agreement. Individual investment agreements are prepared within 1–2 weeks of interest confirmation and signed electronically.
- Transfer Funds. Funds are transferred according to the investment agreement.
- Stay Informed. Investors receive monthly progress reports on each project.
- Enjoy the Results. The invested capital is repaid in one or more installments during the project’s duration.
